The planning and development process for the entitlement of Lowry Vista will be lengthy and inclusive. In fact, Lowry Vista’s owners will pursue approval through the City of Denver, and coordinate with all nearby neighborhood associations, assuring maximum opportunities for community input.

Overview

The planning process, which is also known as the General Development Plan, includes four highly involved and citizen-inclusive phases. Each phase consists of meetings with the City of Denver and neighborhood organizations. This will be an involved process, encompassing many opportunities for public review and discussion.   1. Pre-Application: The goal of this phase is to assure that there are not any insurmountable infrastructure obstacles. This phase is already complete and the site has been found acceptable for the type of development proposed.
  2. Formal Application: The goal of this phase is to arrive at a master plan for the site, including impact studies.
  3. Technical Review: During this phase, the City of Denver and all applicable departments discuss the master plan and any related zoning and permitting issues.
  4. Approval Process: This phase includes final, public meetings to discuss the plan and to garner approval from the City.
In addition to the rigorous, open process outlined above, the owners of Lowry Vista continue to meet with all of the surrounding neighborhoods. In fact, Lowry Vista representatives have spent the last 18 months meeting with most of the impacted neighborhoods. Under the guidance of Councilwoman Marcia Johnson, we formed a Windsor Gardens Task Force, which has been involved in every facet of the planning process to date. We have also begun outreach to the Lowry Neighborhood.
